ORANGE TREE WOOD SURVEY

PRE-CONSTRUCTION NOTIFICATION

Dear Owners and Residents of the Orange Tree community,

Rayco Exteriors has been contracted to perform a wood survey at your association. We thank you for the opportunity to serve you and your community.  Homeowners should pull their drapes or blinds if the want privacy because the inspectors will be looking, poking, prodding the wood and may need to use ladders to inspect decks. Below are a few things you should know about your upcoming project.

SCOPE OF WORK

  1. Wood Survey – All units, exterior elevated surfaces and be surveyed. These areas will be surveyed by a certified Rayco carpenter. After completing the survey Rayco will compile the data into a report and notify the board of our findings.

NOTICE PROCEDURE

  1. We will begin surveying the balconies on Monday, June 26th

  1. Worker footsteps and construction activities around the exterior of your unit may generate noise that can be heard within unit interiors.
  2. Please make sure animals are kept inside or secured as we will be accessing your patio areas.

COMMUNITY MEETING -EV STATIONS

Orange Tree Association will be holding a town hall meeting to discuss installing EV Stations in the community. There currently is a rebate option that the association would like to advantage of. This could provide up to $7000.00 per charger or 75% whichever is less if approved.

The board would like to discuss this option with the association. The installation of EV Stations is a capital improvement and would involve a vote from all homeowners.

If you are interested in not only providing the association with this wonderful update as well saving the association money while doing so, please attend our Community Meeting on June 28th at 6:00pm so we can hear from YOU!

Large Truck Entrances

Dear Residents,

It has come to our attention that there is an increase in large vehicles entering the community through the Orange Blossom entrances. As you may be aware, these areas are slim and have planters and sidewalks that limit certain sized vehicles from ingress without causing damage to the common area concrete or landscape. The association is asking all residents to request all delivery or moving trucks to use the Lemon Grove or Tangelo entrance driveways to assist us in preserving the aesthetics in the common area. A copy of the community map referencing the areas to avoid entrance of larger vehicles and referencing the areas of acceptable entrances is included below for your review.

Please note that the association will start monitoring this closely and sending non-compliance letters, per the associations enforcement policy, to assist in stopping the damage to the Orange Blossom entrance common area. As a reminder, reasonable fines for violations of the Association’s Governing Documents may apply.

Emergency Services

Action provides Emergency services between the hours of 7:00 p.m. – 7:00 a.m.

All calls are routed to the after hours service and taken in order as received. A message will be taken and will be distributed to an on call Manager.  You will receive a call from the Manager and they will assist you.

If this is related to any utilities please call them first as they will have updated information.

All tenants will need to contact the owner at all times for any issues at the property.  If the owner is not available for an emergency please advise the on call Manager.
